Why does Foundation or Slab Heaving Occur?

Heave is the upward movement of a foundation or slab. Heave is more common with slabs than foundations because there is much less weight to resist heaving forces. Heave occurs due to an increase in moisture, or due to moisture freezing underneath the slab or foundation. Most commonly, heave occurs within the first few years of the construction of your building. 

There are four main forces that can cause slab and foundation heave:

Frost heave:

When water freezes, it increases in volume by nearly 10%, and wet soil can expand even more when frozen. When this occurs around your home, the resulting pressure can cause slabs or the foundation to crack and shift. As it gets colder, the deeper the soil will freeze. This pressure can move foundations and slabs by several inches in some occasions, leading to serious heave damage. 


Expansive soils:

Some soils expand much more than others when frozen, specifically high clay content soil expands significantly when frozen. After a house or building is built, there is a chance that clay-rich soils that get wet during periods of precipitation cause heaving problems and foundation damage. 

Plumbing leaks:

Plumbing lines from supply lines, waste lines, or HVAC systems all have the chance of leaking or breaking under your foundation or slab. These plumbing lines can deposit excess moisture underneath these areas. Over time, resulting in expanding soil, causing large amounts of pressure to push on the structure above.  

Prolonged or heavy precipitation:

If there is a period of too much precipitation combined with poor drainage, it can also result in an increase of moisture underneath your foundation. If this moisture comes in contact with expansive soil, it will surely result in heaving of your foundation/slabs. Precipitation can also lead to bowing and buckling walls if it comes in contact with the sides of your foundation.
